The residence

“A penthouse of this scale, directly on Copacabana beach, is not a property that comes back to the market.”

The penthouse spans the rooftops of three buildings raised together in the Art Deco block of Lido — Rua Belfort Roxo 20 and 40, and Avenida Atlântica 1260. That is where the 1,500 m² comes from, and it is why no other residence in Copacabana is laid out quite like this one: the floor plan runs the length of a city block rather than the footprint of a single tower.

Floor-to-ceiling glass runs the length of the living areas, so the Atlantic is present in every room — not as a distant view, but as the wall you live against. Ten en-suite bedrooms accommodate twenty guests without anyone giving up privacy, and a separate 115 m² apartment on the 14th floor houses live-in staff — the detail that makes a residence of this size work day to day.

The setting

Three rooftops, one residence

Rua Belfort Roxo runs from Avenida Atlântica into the Art Deco block of Lido, the northern end of Copacabana where the beach begins its curve toward the Leme headland. Three buildings went up here together, and the penthouse was laid across all three rooftops — an arrangement that would be impossible to assemble today.

From up here the beach reads as a single unbroken arc. At night the residence becomes visible from the sand itself — a lit crown running the length of the roofline. A discreet address at street level; an unmistakable one from the beach.

Outdoor living

A heated pool above the Atlantic

The main terrace carries a heated infinity pool whose far edge dissolves into the ocean behind it. Palms, mature planting and shaded lounging areas turn the roof of a city building into something closer to a garden.

A second terrace holds a jacuzzi within a tropical garden, sheltered from the beach side. Between the two, an outdoor kitchen and barbecue serve a dining table that seats the full twenty.

Glass, light and Brazilian art

Inside, the plan opens rather than divides. Living rooms, dining areas and reading corners flow into one another along the glass, each framing a different stretch of coast. Contemporary Brazilian artworks punctuate the white volumes without crowding them.

Two full kitchens serve the residence — one open to the living space for everyday use, one professional and out of sight for entertaining. A dedicated spa room with two massage tables completes the private wing.

The location

On the beach, in the city

Lido, at street level

Rua Belfort Roxo opens onto Avenida Atlântica and the sand is across the avenue. This is Lido, the Art Deco block at the quiet northern end of Copacabana — far enough from Posto 6 to be calm, close enough that the restaurants, bars, markets and metro run all day and most of the night. A neighbourhood that never emptied out, unlike so many beachfront addresses elsewhere.

Rio, from here

Ipanema and Leblon are a few minutes south, Sugarloaf a few minutes north. Santos Dumont airport — domestic flights, including the São Paulo shuttle — is 9 km away; Galeão international is 25 km, roughly 30 to 45 minutes.

The destination

Copacabana

Four kilometres of beach between the Leme headland and Arpoador, backed by the most densely lived-in stretch of coastline in Brazil — and, at New Year, by the largest gathering on any beach on earth.

Frequently asked questions

Everything you need to know

Is the price negotiable?

The R$50–60M band is indicative. Serious offers are presented to the owner; we will tell you frankly where a given figure stands.

How can one penthouse be 1,500 m²?

Because it is not built on one building. Three buildings went up together on this corner of Lido — Rua Belfort Roxo 20 and 40, and Avenida Atlântica 1260 — and the penthouse occupies all three rooftops. The result is a floor plan that runs the length of a city block, which no single Copacabana tower could offer.

What is included in the sale?

The 1,500 m² penthouse and the separate 115 m² apartment on the 14th floor, sold furnished as seen. The staff apartment can house live-in staff or serve as a rest apartment.

Can a foreigner buy property in Brazil?

Yes. Foreign buyers may own urban property outright, with no restriction. You will need a CPF (Brazilian tax number), which we help arrange, and the transaction is registered before a notary. Our bilingual lawyers guide each step.

Can I rent it before deciding to buy?

Yes, and several buyers have. The penthouse rents seasonally from R$23,000 per night, and a stay is by far the best way to understand a residence of this size.

What is the minimum rental stay?

Three nights in low season, four in high season, and seven to ten nights over New Year and Carnival, when Copacabana is at its busiest.

Is it available for the 2027 Women's World Cup?

Yes. The tournament runs from 24 June to 25 July 2027 with the final at the Maracanã. Enquire early — the calendar for that period is filling.

How does the staff arrangement work?

Two housekeepers work at the residence and are included in the rental rate. The 115 m² apartment on the 14th floor is theirs to use, which is what makes full-time service practical here.
